A Las Vegas hotel really costs about $278 a night. The advertised room is $190 of it.

All-in, before parking Prices verified July 22, 2026
LVCVA survey, April 2026 basis

In April 2026 the average Las Vegas room ran $190.41 a night on the LVCVA's own survey. Check into a major Strip resort and the $55 resort fee plus the 13.38% lodging tax, which Nevada charges on the fee as well, bring the real night to about $278. Summer runs cheaper. Event weekends run far, far higher. Here is the whole anatomy.

01The typical night, itemized

One average April 2026 night at a major Strip resort, to the cent. The tax is shown in its two parts because Nevada applies it to the mandatory fee, not just the room.
Average room, April 2026 (LVCVA survey)$190.41
Resort fee, major Strip tier$55.00
Lodging tax on the room, 13.38%$25.48
Lodging tax on the resort fee, same 13.38%$7.36
All-in, before parking$278.25

Parking is real but conditional, so it stays out of the total: self-parking at the MGM garage tier is $20 a weekday night and $25 on weekends, Caesars properties typically $15 to $25, while Sahara, Circus Circus, and Casino Royale park everyone free.

02The all-in ledger, by verified month

Average room rate for every month we could verify against the LVCVA survey (more than 75% of local hotel inventory), plus the top $55 Strip fee and 13.38% tax on both. All-in rounded to the dollar; a lower-fee or Downtown room lands lower, worked in the next section.
Month Average room Resort fee Tax at 13.38% All-in, about
Jan to Mar 2025 room $188.52 resort fee $55.00 tax $32.58 $276
June 2025 room $163.64 resort fee $55.00 tax $29.25 $248
July 2025 room $154.76 resort fee $55.00 tax $28.07 $238
September 2025 room $190.56 resort fee $55.00 tax $32.86 $278
April 2026 room $190.41 resort fee $55.00 tax $32.84 $278
May 2026 room $211.00 resort fee $55.00 tax $35.59 $302

May 2026 is a record for that month, driven by EDC's 30th anniversary and the BTS shows. Across January to April 2026 the citywide average ran $197.83; the first nine months of 2025 averaged $180.07, and full-year 2024 came to $191.29. The seasonal shape, derived from these verified points rather than a separate published series: summer is the trough at roughly $155 to $165 on the room, winter through spring and the fall convention season run $190 to $211.

03Strip against Downtown, the same April night

LVCVA's own April 2026 segment split. The Downtown example uses the Fremont's $34 fee; two Downtown properties charge $0. Downtown's lodging tax is 13% to 13.38% depending on the county corridor line, a 49-cent difference here, so the all-in is about $146 either way.
Segment Average room Typical fee All-in, about
The Strip $205.60 $55.00 $295
Downtown / Fremont $94.88 $34.00 $146

Half the price is not a rounding artifact: in record May the split was $226.46 against $110.66. Which half of town suits which traveler is the subject of the priced area guide.

04Event weeks: when the ledger stops applying

Dated calendar spikes worth planning around, with one common assumption corrected. Impacts are directional, from the cited sources; verified July 22, 2026.
Event Dates What it does to the price
Formula 1 Las Vegas Grand Prix Nov 19 to 21, 2026 Extreme. Room rates surge roughly 3-9x normal; hotels within walking distance of the Strip circuit run ~$200-600/night, premium properties far higher. The single biggest annual price spike.
National Finals Rodeo (NFR) Dec 3 to 12, 2026 High. 10-day event at Thomas & Mack Center draws a large crowd and lifts December rates across the Strip and Downtown.
New Year's Eve Annual, late December High. One of the reliable annual peaks; Strip rates and minimum-night stays climb sharply.
CES 2027 Jan 6 to 9, 2027 High midweek. ~148,000 trade attendees; the largest convention spike of the year, concentrated on business-class and Convention-Center-adjacent rooms.
EDC (Electric Daisy Carnival) 2027 May 14 to 16 and 21 to 23, 2027 High for two May weekends. Expanded to a two-weekend format; a driver of May record rates.
Sphere residencies (Metallica, ILLENIUM) Weekends into Jan 2027 Moderate, weekend-localized. Concert weekends lift rates near the Venetian/Sphere corridor.
Super Bowl LXI Feb 14, 2027 None directly for Las Vegas. Hosted at SoFi Stadium in Los Angeles, NOT Las Vegas. Included here to correct the common assumption; it does not drive Vegas 2027 pricing.

05What is not in this number

Not in it: the $20 to $25 self-park.

Not in it: the $23 to $28 ride from Harry Reid.

Not in it: F1 week, at 3 to 9 times normal.

The ride is priced mode by mode on the airport page; parking and fee escapes live on the no-fee register.

06Method, stated

All-in nightly cost = median room rate + room tax + resort fee + parking. Room rates and occupancy are LVCVA survey figures (the Las Vegas authority; sample covers >75% of local hotel inventory), taken from LVCVA monthly Executive Summary PDFs and dated news reports citing them. Resort fees and parking are list-price snapshots compiled from published property-fee trackers, cross-checked across at least two sources and dated per property; they are not live per-date quotes. Neighborhood tiers use LVCVA's own Strip and Downtown ADR splits where they exist and clearly-labeled OTA estimates for suburban areas LVCVA does not break out. This is public-source compilation pending live supply-API rates, which will replace the sampled figures.

One honesty note on the word "average": LVCVA publishes an average daily rate, not a median. A median all-in is the number we want, and live supply data will let us compute one; until then the authority's average is the honest available figure and it is labeled as exactly that.

07Cost questions, short answers

When is Las Vegas cheapest?

Summer. In the verified 2025 points, June averaged $163.64 and July $154.76 on the room, about $248 and $238 all-in at a full-fee Strip resort, against a record $211.00 room average in May 2026. That seasonal shape is derived from the monthly points on this page, not from a separate published series.

Why is the real cost so much higher than the advertised rate?

Two stacked charges. The big Strip names add a $50 to $55 nightly resort fee, and Nevada treats that fee as taxable rent, so the 13.38% lodging tax lands on the room and the fee both. On April 2026's $190.41 average room that adds $87.84 a night, before parking.

Do any Strip hotels skip the resort fee?

A few. Best Western Plus Casino Royale sits directly on the Strip with no resort fee and free parking, and Marriott’s Grand Chateau and the Jockey Club are steps off the Boulevard at $0. Ten no-fee properties are verified on our register.
